Custom Home Builder Oakville provides luxury estate homes, waterfront residences, premium teardown rebuilds and full design-build service throughout Oakville and Halton, backed by 21+ years combined Oakville and Halton design-build. As a luxury custom home builder in Oakville, we measure success by one thing above all: the price and schedule you were promised are the ones you get.
What Is Luxury Custom Home Construction?
Luxury custom home construction covers the largest and most detailed homes we build, typically 5,500 to 10,000 sq ft. These homes are designed from a blank page, use engineered structure to create generous rooms, and integrate mechanical, lighting and audio systems from the earliest drawings.
They are also the homes where small decisions add up fastest. A different stone, a larger window, a second island: each is reasonable on its own, and together they can move the budget by hundreds of thousands. That is why our luxury builds run on line-item allowances and written approvals for every change.
Types of Luxury Homes We Build
Waterfront and ravine estates
Lake Ontario, Bronte Creek and Sixteen Mile Creek lots, where engineering and views shape the plan. Our Bronte Creek ravine residence, 5,200 sq ft at $2.89M, was redesigned around the staked top of bank before purchase.
Georgian and traditional estates
Indiana limestone, slate and copper on larger lots in Eastlake, Morrison and Old Oakville. Formal front elevations with open, light-filled rear living spaces.
Modern estates
Structural steel, curtain wall glazing and cantilevers, designed carefully around Oakville’s height rules.
When Does a Project Move Into the Luxury Tier?
Usually when the home exceeds about 5,500 sq ft, when the design needs structural steel or long spans, when the exterior uses natural stone throughout, or when the systems include hydronic heating, lighting control and whole-home audio. Many waterfront and heritage-district homes also land here because of their engineering and material requirements.
How Much Does a Luxury Custom Home Cost?
| Component | Typical range | Notes |
|---|---|---|
| Structural steel and engineered framing | $60K-$250K | Open spans, cantilevers, tall ceilings |
| Window package | $150K-$500K | Marvin Signature, curtain wall, steel-look |
| Exterior stone and slate | $120K-$450K | Indiana limestone, natural stone, slate roofs |
| Hydronic heating + ERV | $60K-$180K | Zoned radiant, Zehnder ERV |
| Lighting control + AV pre-wire | $40K-$150K | Lutron HomeWorks, integrated audio |
| Kitchen and appliances | $120K-$350K | Sub-Zero and Wolf or equivalent |
Overall, our luxury homes typically run $2.5M to $6M.
Which Standards Apply?
Luxury homes follow the same Ontario Building Code Part 9 framework as any house, though larger spans often call for engineered steel and connections designed by our structural engineer. Our standard envelope meets Toronto Green Standard Tier 1 for Net Zero Ready qualification even at this scale, which matters in large homes where heating loads can otherwise be significant. STC-rated wall and floor assemblies keep bedrooms and media rooms quiet. Zoning By-law 2014-014 sets the envelope, and on waterfront or heritage lots Conservation Halton or Heritage Oakville review applies. Every home is enrolled with Tarion for the 7-year structural warranty.
Luxury Builder vs General Contractor With an Architect
With separate architect and contractor contracts, upgrades and changes often arrive as change orders with little warning. With our design-build approach, the person pricing the change sits in the design meeting. You decide with the number in front of you, and the decision is recorded. One project manager carries it through to installation.
