Custom Home Builder Oakville provides heritage infill homes, heritage restorations, rear additions and Heritage Oakville permit management throughout Old Oakville and Bronte Village, backed by 21+ years combined Oakville and Halton design-build. For an Oakville heritage custom home, approval depends on how the house is designed long before the paperwork is filed.
What Is a Heritage Custom Home in Oakville?
A heritage custom home is any new house, restoration or major addition on a property protected under the Ontario Heritage Act. In Oakville, that mostly means the Old Oakville and Bronte Village Heritage Conservation Districts, designated under Part V, plus individually designated Part IV properties and listed properties across town.
These homes are not reproductions. Heritage Oakville does not ask for fake old houses. It asks that new work fits the scale, rhythm and materials of the street. A two-storey Georgian with a limestone portico can suit a street of 19th-century brick houses. So can a carefully proportioned transitional home with a simple gable and wood windows. What usually fails is a design drawn without the district in mind and adjusted afterwards.
Types of Heritage Projects We Build
Heritage-compatible infill
Where demolition of the existing house is supported, we design a new home to suit the district. Massing is broken down to match neighbouring houses, rooflines follow the street, and materials are chosen from the district palette. Elena V.’s 4,900 sq ft Old Oakville Georgian is an example: $2.34M build value, 13-month build, one project manager.
Restoration with addition
Where the existing house has real heritage value, keeping the street-facing facade and adding at the rear is often the faster approval. Behind the facade, we rebuild the structure, insulation and systems to current standards. The Bronte Village restoration kept the front, gained about 2,000 sq ft and was approved in one round.
Designated property work
Part IV designated houses have specific heritage attributes listed in their by-law. We work to keep those attributes intact while making the house work for modern family life.
When Do You Need Heritage Expertise?
You need it whenever your address is in a Heritage Conservation District, on the Heritage Register or individually designated, and whenever you are buying in Old Oakville or Bronte Village. Heritage status affects whether you can demolish, how large you can build, and how long approvals take. Our lot evaluation confirms the status and the realistic options before you commit.

Which Rules Apply to Heritage Lots?
Heritage Oakville administers the heritage permit process under the Ontario Heritage Act, guided by each district’s plan and guidelines. Zoning By-law 2014-014 still applies, and narrow historic lots often need a minor variance through the Committee of Adjustment. The new structure is engineered to Ontario Building Code Part 9, and new homes meet our Toronto Green Standard Tier 1 Net Zero Ready spec. On Lakeshore lots, Conservation Halton may also review the shoreline side. New homes are enrolled with Tarion for the 7-year structural warranty.
Because our expeditor and Head of Design work on the same team, the heritage permit, the variance and the building permit are prepared together. That is how heritage approvals stay within a predictable schedule.
Heritage Custom Home vs Building Outside the District
Building outside a heritage district is simpler on paper. But many buyers choose Old Oakville and Bronte Village precisely because the districts protect the streets they love. A carefully designed heritage home holds its value because the neighbourhood around it cannot be overbuilt. If the setting matters to you, the extra design work is worth it, and we make it predictable.
